A friend of mine is offering 406 acres in southeast Kansas that holds outstanding trophy Whitetail Deer, Turkey, Waterfowl and upland bird hunting. It is split by the Neosho River and is eligible for Wetland Restoration Program under C.R.P. The property comes with water rights and irrigation systems. Grain fields attract and hold Deer, Turkey, waterfowl and upland birds. This outstanding property will only be sold to US citizens, as offers from foreign interests have been declined. Priced at $1.5 million with a 3% buyers premium going to the seller. With prime hunting property rising at an alarming rate, this would be an outstanding opportunity for a group of hunter investors to obtain premium property for themselves and their children. The owner will work with the new owner(s) on future agriculture needs if desired. I just saw a nice farm go up for sale here on the way home from work last week. Checked the price and it's at $475 K. Sure would be nice to have.

Petey,

$475K isn't too much for me and my brothers. What is the farm like and what kind of game does it have on it. Of course, dealing with the PA game wardens might be a hassle. I appreciate any info.

I'll see if I can get you the info, but from what I can see, it's around at "least" 500 acres of fields/some woods. Always see turkey and deer on it and you'd get some good shots at groundhogs! In fact I saw 3 longbeards at 4:00 yesterday in the back of one of the fields. It's way off any highway and no neighbors for about 1/2 mile in either direction. Nice 3 story farmhouse + two barns. All the equipment was sold in auction. I believe it was a dairy farm. My buddy drove us to work today so I don't have my camera, but I'll see if I can get some pictures and the info from the real estate agent. It should be on their website.

WAY OVERPRICED!!!!! EVEN FOR PRIME LAND!

Good Lord, thats almost $3700.00 an acre! Is there a gold mine on it?
OH YEH, I see it's being marketed as a hunting property. Now I understand. :( :o
The cost of hunting has just gone UP. :rolleyes:

The quality of Whitetails alone would make this a prime hunting property, but the Waterfowl and Turkey puts it up there. I haven't talked to Greg in several months but probably what will happen is developers will buy and put houses all over it. Then it will bring multi-millions as usual.
