ok bear with me people really new to this thanks!
i moved here to new mexico a little over a year ago,to a town called truth or consequences,new mexico.my girl bought me a peice of property in the sacromento mtns. for my b-daydue to my love of hunting...well i've had it now about 6 months and starting to build a cabin on it.here's my ? if i were to post hunting and lodging availible for like a reasonible price : which may include pick-up at airport(el paso,tx.),lodging(2 day min.) not guided but pointed in the right direction,no trophy limit what and how you hunt the trophy and size is up to you...,not include license/permit. this would be up to you to do.but will include breakfast,dinner.lunch you pack, with provided fixings.and vehichle an asist with packing out.up to 3 to 4 people in a hunt. and again way below what some of these guide services charge! and where i am located is all open hunting,no closed in ranch(may take some work on your behalf but again no trophy limit or charge for bigger trophy...and really reasonible)and where i am located just about any license/permit you can pull...animals availible such as;
elk,antelope,whitetails,muleys,mtn. lion,bear,bobcat,cyote,ferell hogs,javelina,turkey and small game if interested,,,...well thank-you for your input and time...this is something i've been kicking around for a few weeks thinking about doing. but as i said getting ready to build my cabin and this will help me determine how big to build....

So, what is/are the question(s)? Do you want to know if people would be interested? Do you want to know how much people would be willing to pay?

At the end of the day, it all depends on marketing. "Build it and they will come" only works in the movies. You will need to get your initial client base and hope that word of mouth spreads from there, or you will have to continuously advertise the property. personally, I wish I were in your shoes and my girl bought me a piece of property in New Mexico or anywhere else. By the way, what does land cost in New Mexico?

Start small & build up.

I've outfitted in WY, but don't know NM laws. B4 ya really spend the $, Y'all best check ta see iffin yer legal. State outfitting associations & G&F take a dim view of and vigorously pursue and prosecute unlicensed hunting operations. Get yer duckys in a row 1st & formost.

Wyoming places responsibility on the hunters shoulders to check the outfitters license credentials. Really hefty fines too.

As moderators, we have a duty to try and keep spam off the board. There are some big game hunting "lodges/farms" that advertize on the site, so it would be unfair to let others come on here and post about hunts that they are offering for a fee. We have been seeing a lot of spam lately, and most people have been rather creative about how they post spam and things for sale. While we don't mind the odd thing for sale, we do have an issue with businesses coming on here and posting stuff for sale if they are not a paying advertiser. I gave you the benefit of the doubt because Skeeter has been on here for a while and he referred you to the board. Plus, it looked like you were looking for some feedback on the place and whether or not it would even be viable. By the way, treat it like a business and you could possibly write off the lodge and the hunting equipment. That should make the size of the hunting lodge a little easier to swallow. Mind you, there are strict rules governing hobby losses, so you really would need to run it like a business.

John, I deleted the two duplicate posts under a different thread in this forum, to avoid confusion.

To the topic -- I'd recommend you call similar lodges in your area of the state and see what they charge. Be darn sure you get written guidelines from the State Game Commission to stay legal.

Sorry if I stepped on your toes. But if you are really thinking of something like this...before you go posting in an open forum..do some homework..A LOT of homework!! As Rocky said..before you even think of opening a lodge like this..check the state regs. Not just hunting regs either. You are going to be running a for rent lodge...somewhat like a motel. You have to have the ok for that. As far as hunting, guiding or whatever that is another area. This stuff IS expensive. I ran a guiding service back east for waterfowlers.. For a lot of years! I eventually went to work for someone else because the money was better. And if you get into the hunting thing...after a short time it turns into JUST ANOTHER JOB! Running any kind of business is really hard work and time consuming labor at that. If ya don't have a viable plan and stick with it a bank won't lend you money and you are bound to fail. Now for the good side of things. Being your own boss is sometimes very rewarding and other times aggravating. You can't shirk the work like you may be able to while working for someone else. Being a boss is hard but when you do things and they turn out well you(and everyone else) will know who did it. Being your own boss in a place you enjoy and with a job you really want to do is fun. Don't expect to make big bucks right off the bat. But hope for a comfortable return on your work and play. I ran a gunshop of my own for a long time(almost 40 yrs) also and I loved what I did and the people I met. Luck to you but think about this and plan . Hopefully it'll work!

well thanks alot,like i said just kicking the idea around really don't want to run a lodge just like a friendly thing...but you guy's really gave me alot to think about,i was just meaning like a place to stay for others or trade different hunts kinda like a donation or something.but i think i'll just keep it for me and family and close friends,like i said just something i was kicking around.not any kinda scam or anything just wanted some ideas so thank-you all for responding. and by the way skeeter cia is my cousin...

Some of you here at HC don't know it but John here is family to me and the lifetime stay thing goes for everyone in our family. I'm sure no scam was intended and knowing him and his love of the outdoors much like his father had, his Question was would it be legal to just offer a hot / cot for a small fee while someone hunted what ever they wanted unguided while staying at his camp. Maybe John you could offer a campsite. One that included prime free hunting land and any transportation that might be needed. I think maybe you would pass the legal aspect of the matter by just the cabin rental thing. Just list what there is to do while staying there and what the stay might include.

I would enjoy this sort of thing if you could put it together my wife would also the cabin mostly. that is her kind of huntin the pics are enjoyable any out of curiousity is this winter range also or just summer time/ fall country.

it is winter here from dec./jan til about now they get some good snow the elevation is a little over 10,000 ft,some people took my add wrong.i havn't even built my cabin yet.but i mostly wanted to know if people would be willing to like trade hunt for hunt or something like that thank-you john
