I'm not in the market for a 1/4 acre get away. If I buy anything, it will be 100+ acres and I will bring a cheap modular house there or buy a camper to trailer on my truck.
However, before I buy land somewhere else, I am going to buy something here. I have been looking at a couple of lots that are close to 2 acres right by me and they want $375,000 for them. My wife and I looked at some new homes in a development and they wanted $765,000 starting for the biggest one, which was pretty nice, but it was on 6,000 sf of land. I could cut the grass with a weed whacker. Another issue I have is these damn Homeowners Associations. I just got a letter from the management company of my current HOA and they want me to pressure wash and stain my deck a natural color. First off, I think the management company is retarded because almost nobody stains a deck. Secondly, they didn't even say I have to weather proof it. Our HOA budget is $110,000 a year, and 10% of that goes to the management company to collect the monthly $66 fee and hire contractors to keep the place in order. Hell, I could do all that for $11,000 a year. I need to get a couple of HOA's as clients.
Anyway, the first place I will be looking for land is the Eastern Shore of Maryland. After that, I will be looking along the Potomac River, then Virginia, and finally West Virginia. If I cannot find anything reasonable in those areas, then I will be looking in the South (i.e., the Carolinas, Georgia, Alabama, and maybe Florida so that my in-laws can visit while I am hunting).
